The plan is well thought out, practical, and amazing.I am so glad that, like the Lewis Carrol character, I choose to believe 6 impossible things  every day, before breakfast.

@Daniel Steinmann I owned two bed and breakfasts that i essentially house hacked for about 23 years living right among my guests.

Another group that is good that our friends put on is Wholesalers breakfast that normally goes on once a month on Saturday's. https://www.meetup.com/Real-Es...A lot of other investors do a lot of other things too like pickle ball, exercise/workout groups, are big in the space, put on events/get togethers, etc. you name it.

In nice neighborhoods, churches have been converted into residential homes, Bed and Breakfasts, etc.

Would anyone be interested in meeting for a cup of coffee or a breakfast in the near future? 

If not, they will break fast and you will spend more on replacements plus possible guest refunds.
