Taxes are likely to go up in the future due to government entitlement programs.

There are also some odd ball programs out there that will allow you to do a 2nd DSCR HELOAN to get some remaining equity but the property must still debt service 1:1.

It is a very specific one year program that will allow me to make a lot more money in a full time position.

@Nicholas Olson- thanks  1)  fyi - there are conventional loan programs that allow you to put 5% down on a 4 unit if you plan to live in it - consider this as you can avoid the  fha upfront mtg ins premium and also  avoid the permanent FHA monthly mtg ins   2) avoid  renting the unit you state you will be residing in as this sounds like a problem waiting to occur 

Nothing is better than your own spreadsheets, but the truth is that spreadsheets and tools and programs are the biggest cause of analysis paralysis in the business.

I've met many people though who go thru these programs and never buy a thing. 

In reality this has turned out to be more than full time, I have not closed one deal and I have been in the program 6 months.
