I am out of state and the only way that I feel that I can get people to walk through the properties are if I find them on market and have Shawna write up the offers. 

One of which is to get a better sense of where other people are investing in and why. 

Some questions for the people with experience: What are some basic landlord problems I will most likely run into?

I find this screens out any guests that could have issues and lays the groundwork for a great stay.It also weeds out folks (in our case) that aren't understanding the distance to town and certain activities in our area.

- At a high level often people set goals that don’t align with their overall life goals.

I haven’t done my first deal yet, but through hiring a local contractor to build my personal residence I had this idea that I don’t hear people talking about.

People come here, buy, move away and try to keep the house as a rental.

Now, people are fighting back to appeal the raises.
