So I have a lease from back then, but it was written for a 12-month LTR tenant. 

But that's the nice thing about real estate, money, time and energy are interchangeable, you can substitute one for another.

Give a written warning and demand they correct the violation within X days.

We did visit Boise earlier this year (its driving distance from my inlaws which makes it nice) and really liked it there too.

Also, there are more things to consider than max ROI.Most people start by picking a particular type/style of property that they like for some reason (usually a gut decision).
