I will be living in the guest house, while renting out the main.Both units are without washer and dryer units, my question is, do I supply them in the main house; or let potential tenants figure that one out?

I do not lend in NC so I cannot help but I have several options with 20% down on a 2-4 unit.

If you have 1-4 unit residential that's already cash flowing I would go DSCR if you have a ratio of 1 or more.

That unit is a 2/1, has a deck and is a little bit bigger.

In the multi unit buildings I put on lease "Each tenant shares responsibility for removing snow and salting on both walkways and sidewalk infront of property" and I have them initial before we execute lease.

I'm trying to analyze my first property and not sure how to set it up to run the number using the calculator tools here. 2 of the units are successful Airbnb short term rentals, and the other two units are month to month rentals to existing tenants.

We use them and they are not my favorite at all but they do book a lot of our more urban units and they do help fill some last minute space
