THE PROFIT, nothing else matters. 

You might not be able to beat that top earner if they have something you can’t achieve (ie lake front or better views), but knowing what amenities matter in your market is an essential step in determining what you need to provide. 

However when their use is not properly executed you lose most of its benefit as the front loaded costs were charged no matter what.Some people don’t have the proper mindset to stay on course for many years and should stay away from them as it takes almost a decade of careful execution to start benefiting from their powerful benefits.I hate people in these forum dealing in absolute.

@Blake DialsI don't think it matters for taxes (I am not a CPA), but I would definitely set up a separate bank account specifically for your rental property's finances.

And, we may not be operating with all of the facts or matters that you saw or discussed with that attorney.  

Yes, the cost matters, but it's more important for an investor to understand how the cost is arrived at!

Make sure you spell out the exit in all details  in your agreement, it is not a matter if, only when, you have different ideas and want to part ways.

I have researched both but still not sure which of those 2 would benefit me best or if it even matters.
