I bought a house this year and I’m worried doing taxes.

I am trying to hire a licensed REA for my LLC to perform occasional open houses and move-in/move-out inspections since I am out-of state from my rental property.I have the REA identified, now I just need to know the steps to creating a contract for them and me to sign.

I find it silly when sellers force their exchange for an underperforming deal just to avoid $25k of taxes. 

She stated "this is your property, so you need to fix the issue within 2 days or were shutting down the house."

Hello,I purchased James Dainard’s new book The House Flipping Framework on Audible.

It seems like he needs sometime of supported housing as I don't think he has the mental capacity to take care of himself without supervision.

Since we are considering a 4 bedroom house, let's compare it to a 2 bedroom 2 bath duplex each side.  

All sec8 rentals are subject to review and approval by the housing authority issuing the vouched.  

I've considered areas close to the Falls, but sellers seem to price it a lot higher assuming the buyer can make it up renting it short term. 

I'm all for safe housing and keep up with any issues on my properties but this is insane.
