An investor owning in a weak suburban area might have fewer options to sell than a major metro such as Austin Texas where many investors can fly in and see the property.Austin Texas is ranked one of the hottest investment areas in the country.

I was raising this question early because if we go through the expense of a mini split I at least want to enjoy the benefits so the cost easier to justify.I'd recommend at least one mini split in the furthest or hottest room. 

You are right duplexes are the hottest type property out there.  

Florida WAS one of the hottest markets in the country, and many areas in Florida have now pulled back. so you have to be careful that you don't buy something as an "investment" and the value drops.Datona Beach is an area that has "pulled back".

Indy has been one of the hottest markets for OOS investors, many from CA and many of you are being taken to the cleaners.
