Hello BP Community,I am finishing up the book, Long-Distance Real Estate Investing, by David Greene and he speaks about the biggest house expenses that pertain to specific geographical areas (frozen pipes that burst in cold areas, roof wear-and-tear from rain in Florida, etc.).

I figured it was because we left the door open and we had a smart thermostat.Fast forward to this week, after continuous inefficient cooling, and the AC not turning on at set temperature for the third time, I decided to call the warranty compan, through the initial assessment we noticed that the condenser line was frozen (visible ice on the line).

The tenant was on month-to-month so after the two sewer backups and even 4 days before this his claim the refridgerator quit and ruined $1000 worth of food and wanted reimbursement (The fridge was working and some packaged food in the back was frozen solid, it appeared unfrozen food was purposely stocked before I got there), I asked him to leave at the end of the month.
