Hello BP Community,I am finishing up the book, Long-Distance Real Estate Investing, by David Greene and he speaks about the biggest house expenses that pertain to specific geographical areas (frozen pipes that burst in cold areas, roof wear-and-tear from rain in Florida, etc.).

You have NO IDEA how hard it is to thaw a frozen house at -40 YES I said 40 degrees below zero. 

Collecting rent, debt pay down, tax advantages and frozen equity is much more valuable to me than selling.  

Back 3 to 5 years ago in frozen markets listing agents were willing to look at anything.

If the pickin's are slim, so be it.But the bigger elephant in the room is that if he ends up in divorce, your partner will be distracted, an emotional wreck, and may have all his assets frozen in a protracted court battle.

@Garan KamaHey Garan,Vegas has better weather,  no frozen pipes or tornados. 

I figured it was because we left the door open and we had a smart thermostat.Fast forward to this week, after continuous inefficient cooling, and the AC not turning on at set temperature for the third time, I decided to call the warranty compan, through the initial assessment we noticed that the condenser line was frozen (visible ice on the line). 

I know that there are tons of other ways to handle this, but I just can't get past the "frozen mind set" that I fall into. 

Rentals went 100% vacant what do you do.. no renters in sight.. no one buying anything.. credit frozen.. 

The tenant was on month-to-month so after the two sewer backups and even 4 days before this his claim the refridgerator quit and ruined $1000 worth of food and wanted reimbursement (The fridge was working and some packaged food in the back was frozen solid, it appeared unfrozen food was purposely stocked before I got there), I asked him to leave at the end of the month.
