Do your research, talk to a few brokers in your area(they are always looking for agents so they should be very approachable) ask them about what you want to do and get their opinion as well.

I suggest you take the class for agents if you can, after learning basic real estate matters you'll be in a better position to decide if being an agent is what you want to do.

I know brokers take risk by being responsible for agents under them, but charging 50% of commissions... wow.. steep... does that percentage ever improve as they see you know what your doing and aren't a "risk" factor any more to operate under them?

If you are offering on MF then low ball offers are also a huge turn-off for agents and unless you take the time to demonstrate to these agents that you have cash in the bank waiting for you to sign on the dotted line then they have little reason to give you the time of day.
