Living in Ohio from my understanding wholesaling is illegal because when you are not allowed to market a property without a licence.

In my case, my hot water, stove, and heat is mainly gas, so I was able to get away with 200A service to the home and a 120A sub-panel in the ADU.Also, standard disclaimer about me not being a licenced electrician so take my advice with a grain of salt.

Cons:- If he is a homeowner, he may not be thrilled with the idea of a triplex conversion next door (even though its completely legal and allowed by the city)- If things don't work out, he is still next door and could cause potential headaches- No referral from anyone I know  Here's a link that may be useful https://www.toronto.ca/services-payments/permits-licences-by...

See her with your eyes, and ask her to hold up her drivers licence to the camera while inside the house.On the same call you might want to talk to her about changing the furnace filters regularly to prevent damage to the furnace (sometimes in the all the commotion of moving they forget).Walk her over to the filter door and have her open it on camera, so she knows how--and tell her to never run the furnace with no filter.
