The problem you are likely running into is the Log Cabin part of it - at the end of the day, DSCR Loans are really still intended for properties that are generally usable for full-time owner-occupancy year-round living if needed - so true log cabins are pretty much outside of anyone's box.However, its definitely a grey area on what differentiates a "Log Cabin" from a "Cabin-Style" home.

Like others have mentioned I would recommend getting your feet wet with a turnkey if you're completely new to real estate investing.

Good question...I consulted a doctor friend and he said that most people round up when estimating percentage death from sacredness. 

He brings out a flat versus round.  

It sounds like it may be possible to use 401k funds , in a round about way, to end up with current income.
