As a sidenote, my mortgage broker informs me that my minority stake in the business will complicate a sale so he is instructing me sell the shares back to the majority owner for $1 (which will raise his suspicions) in order to facilitate a sale.

You do not need to pay the Realtor a commission on the house, but perhaps you can work out a set fee or hourly wage for them to facilitate the transaction.

just because you are an agent doesn't make you an good investor.investor friendly agent like me are around :)i find we tend not to advertise we are..... here is why, in my opinion....I got my license bc I COULDN'T find an agent like me.I've have my license for a few yrs now. mostly to facilitate my own deal. and help other investors along the waythere are just different kinds of agents. just like there are different kinds of doctors.if you need surgery you don't go to your gp. you go to your surgeon.unfortunately agents aren't labeled unless they market themselves. luxury, REO, relocation.investor friendly agent I found go by WORD OF MOUTH.

But you can't call me like I am a private lender and expect 100% financing. the deals I do again are with very trusted partners that in most cases have been with me for 10 to 15 years... so really its a partnership its just we don't end up owning the asset the ground partner does we just facilitate them getting the rental portfolio they desire.

We also have a third option - the listing agent could act as a "transaction broker" and simply facilitate the sale, but that would mean the seller would have to release them from certain fiduciary aspects (and the seller would be nuts to agree to that, IMO) Our state law requires a signed disclosure of different types of brokerage relationships before any showing are done.
