Not scared of lowering rents to compete if its ever needed, paid off the properties because I enjoy cash “cow-ing” so much as opposed to having a mortgage and just cash “flowing”.

As a general rule (as I have been told by financial advisors), you should not put money into the stock market unless you are planning on leaving f it there for 5 years.If your investment is 3 years off, I would consider investment in a note fund that has a 3 year maturity.

Be prepared to get D and F Tenants if you are looking at D and F properties.Hope for long term Tenants because you will need to rehab the property after many of these kinds of  turnovers.

@John Woodrich His parents have done flips and he's done hands-on work (he's 25-ish) and he'll be the buying agent, GC, and selling agent, in addition to bringing 50% of the cash funds (I'll be bringing the other 50%) Yeah, that Check part seems odd so I'm balking at that for now, as at this point we're not writing enough offers to justify sending EM.so if your partner is a realtor finding the deals and putting up 50% of the cash and coordinating or GC ing the project.. seems like a hardmoney lender would be much better for him than splitting with you.
