Hi House-hackers,I've seen different advice about software that MTR folks should be using but it seems like the suggestions are based on people having multiple properties they're managing, both as STR and/or MTR.I'm starting out and am hoping to get a tenant via Furnished Finder.

I am working on what to fill the extra time with at the moment.  

Hence all of my questioning on the status of 5 points. he said he did not own it and just referred folks to that company  just like many refer folks to you to manage..

It works great for wholesalers who sell the deals to a flipper, so a flipper can reap the rewards by going the extra mile and conducting their own marketing

Does anybody have any solutions that may help bridge this gap for folks that may be coming to the table with say 20% - 30%?  

Maybe take extra steps like walking the prospect to their car and glancing into it, while that is not a 100% indication that they will be a good resident, it definitely helps.

I see folks who have Solo 401(k)'s, but only have passive income.

Consider remote monitoring tools (like security cameras), and budget an extra 10-15% for surprises.

Keeping this as a rental would not cover the mortgage (we'd have to pay ~1500 a month including utilities) and we can afford the extra payment, but is it worth it when looking at appreciation?
