It seems like a really stupid concept to me.Perhpas some with actuall knowledge of how it work could illuniate us.

If one can learn anything from this thread it should be to use an Attorney knowledgeable in the laws of lending for the state you are lending in. 

To CORRECTLY do Build-4-Rent there is never HOPE of appreciation, there is CERTAINTY, mathematical data and insight driven CERTAINTY, knowledge of the appreciation to come. 

Networking with other OOS investors and shared knowledge and experience.FS seemed to have all the answers so I bit the bullet and paid 15k to get it going. ( I know, but hindsight is 20/20).

However, if you have a more extensive portfolio or plan to become larger in the next year or two, I would look for a double-entry system that allows bank reconciliations.

Practice with real listings in Indianapolis and focus on market knowledge.
