@Ben Syzek with $50k, you're probably looking at a property with a total cost (purchase price + reno) around $250k.

Most of the industry is blue collar work and some of our tenants have their rent paid by their corporate HQ, our all in cost for a new home there is $250k and we are bringing in $3k a month in rent and have had zero vacancies. 

Anything you do remote will come at a cost of operational inefficiencies and a higher cost of doing business.

Is saving the fee a PM charges worth the potential thousands in cost and headaches?

With down payments, improvements, commissions, title work, holding costs etc....

I think it just benefits current owners. our replacement cost variability just went up a lot for the next 4 years.
