The people there I have gotten to know and I will say I distrust them the least of all business people I have ever met!

Not as much new construction as infill development, so rehabs and rentals will be the turn primarily.

I'm going off the understanding that you still need to spend 500+ hours in the business to achieve material participation (please correct me if I'm wrong).

If your state is an expensive one it might be cost prohibitive to have an LLC for a small rental business.
