utilities
20 August 2015 | 8 replies
The utilities are rarely separated in such a configuration - though if you are implementing one from scratch, I would suggest wiring and plumbing separate from the main house, even if you tie back into a common service. In this configuration, your easiest strategy is to bake the utility costs into to the rent for each unit.

The Act requires all newly constructed multi-family dwellings of four or more units intended for first occupancy after March 13, 1991, to have certain features: an accessible entrance on an accessible route, accessible common and public use areas, doors sufficiently wide to accommodate wheelchairs, accessible routes into and through each dwelling, light switches, electrical outlets, and thermostats in accessible location, reinforcements in bathroom walls to accommodate grab bar installations, and usable kitchens and bathrooms configured so that a wheelchair can maneuver about the space.Developers, builders, owners, and architects responsible for the design or construction of new multi-family housing may be held liable under the Fair Housing Act if their buildings fail to meet these design requirements.

My VRBO Listing is marked hidden with no way to unhide it

What worked for me in breaking through: 1) keep contacting support about the problem, every day - stay on them; 2) I spoke with numerous different support people, and only 1 of them was proactive in getting back to me with regular status updates - find that person and keep in touch with them daily to get resolution; 3) include as much detail as you can in your correspondence - in my case I had to send links to my city's website where the city clearly spelled out their STR/LTR classification and licensing requirements.Lastly, if you operate a long-term rental on ABB and/or VRBO, make sure it is properly configured as an LTR with a 31-night minimum on those platforms - it looks like I hadn't completely done that on VRBO, and that bit me in the butt one year later.
