I think it really depends on the neighborhood, the climate, and the cost. 

Educational climate?

My Wife and I are tired of SE Michigan and want to move to a warmer climate.

.• Composition roofs require more maintenance than tile roofs• Properties in climates with hard freezes require more maintenance than properties in milder climates.• Properties in locations with a lot of moisture require more maintenance than properties in dryer climates.• Wood siding requires more maintenance than aluminum or stucco siding.• Properties with lush vegetation require more maintenance than properties with little or no vegetation.• The type of property effects your maintenance costs as well.

I don't know where you are getting your comps but you might revisit them.The only good news here is that, though the best time to sell a house is always in the spring, southern California's fair weather climate doesn't really restrict sales any time during the year.

They assure that I can make money in real estate regardless of the economic climate if you know every property within your farm area.

For example, shingle roof in southern market area may have a shorter life expectancy than in a more northern climate.

Property values are rising at above average rates in Texas and below average here due to our weak economic climate.

The addition of the PE inventory into the for-sale marketplace wouldn't even be a drop in the bucket in bridging the gap between housing demand and the shortage of supply in a climate where builders aren't adding to the inventory in substantial numbers.If you are wondering when funds will start selling in the Bay Area, I can relate some first-hand experience...l've started selling mine.
