If the lawyer says otherwise, it could go to court & get expensive, but I'd rather be out some money than my freedom (because of potentially being arrested for threatening someone).

@Phil K. my buddy has one in Wichita.Not sure of the particulars of the murder in the one you are looking at but his circumstances were as follows.His now wife was common law married to a former BF - they were together sometime and bought a house together - both were on the deed/mortgage -- She left the abusive piece of trash some years ago - her ex continued to live in the house and make mortgage payments...he had no money to buy her out and she never pursued getting her name off the deed/mortgage due to the legal hassle and expense.Some time goes by - and in 2017 I think (cant remember) the ex strangled his then live in GF to death after a night of partying while there were roommates in the house...he's arrested - and I think he plead guilty or there was a trial.

In the end, she was legally informed by the responding officers that she was trespassing, further informed that she was banned from the property as per the owners themselves, and was told to either leave or be cited and arrested.

In fact, to do so before 9/11 without verbal permission from the traveler was considered assault and a security officer could have gotten arrested for it.

My apartments are in a good area.Having said that they are older buildings.We are rehabbing some vacants.We went door to door with a letter to all tenants explaining to call the cops if they see anything suspicious.I have a manager and maintenance guy on site but it helps to have extra eyes looking.We also offered a 250.00 cash reward for a tenant reporting a call that leads to an arrest.The key is leads to an arrest not just a call.The police have to locate the offender and take them to jail for the tenant to get credit.This makes the tenant want to catch them in the act.I figure 250.00 is as much if not more than what an intruder would steal or do in damage to a property.

If I'm caught on property I don't belong on, I can be arrested... if I simply tell the cops "oh, I own it" are you telling me they won't arrest me on my say so?

I have taken your advice as far as not being able to wholesale without a license and wouldnt consider doing anything that could get me arrested or fined.
