To put the deed in the name of just one heir (without a will specifying that) is silly, and to put it in the name of one who might not have the mental capacity to legally carry out actions needed to transact the sale of a house is ... well, ludicrous.

I order 500 or so bottles of water with labels promoting whatever business I'm working for at the time, get myself a giant (i do mean giant, 250 quart capacity minimum) ice chest and give them away.

The truck is great for quick hauls when you didn't plan on it, but the trailer wins hands down on ease of load, unload, weight capacity and the ability to leave it behind.

Acquiring title to the property is one thing; assuming the decedent's mortgage is another.The personal representative is the one who (presumably) has the capacity, powers and authority to transfer title.
