Thank you that is also what I’m thinking but there are so many different answers some refer to financed purchasers having only 60 days to begin occupancy - as a buyer who will not need financing that is where I am finding difficulty - our agent is checking but also getting different answers - I may just call HUD and speak to someone.

I'm biased and can provide reasons and data to show that using an agent will protect you, get you more money, less stress and so on.The reality is you can do it yourself, but tenants generally don't cooperate with showings and that causes lots of problems for buyer to access the unit to show, inspections, appraisals etc.

Meaning the at the end of the lease, the tenant has the option to buy (but not the obligation) whereas the seller has the obligation to sell if the the buyer chooses to buy (works just like selling stock options!)
