A few are on the border line for sure but most have really stepped up to the next to impossible odds they have faced the last 2 years. 

On the other side, deals that are negative cash flow deals and your banking on appreciation are closer to gambling than I like. 

I am a get rich slow type of guy and dont gamble unless it's expendable money.

Betting on an increasing market to make it work is just gambling.

Thats a tiny deal, I also would not expect to find any agent who crosses borders and has such a large area and does small properties.

If the later, seems like it makes notes much more of a gamble, since you don't really know what exit options are on or off the table.

The number of countries that actually have this you can count on one hand.It’s highly doubtful any foreign countries care about the IRS schedule E because they have their own tax systems and even if for some reason your US investments were relevant in the foreign country (again unlikely as most countries have a territorial system limited to activities within their own borders) they would make you report it according to their forms and reporting requirements.

Pick your number about how many stay in Texas, but something like 2million immigrants have crossed the border this year.   

I agree with the no to the boat and while I am usually fine with tenants finding significant others and moving them in (as long as the occupancy numbers are safe), this one sounds like a gambling debt coming in hot after a night in Vegas.
