Nuisance things: paint, wallpaper (very annoying), holes in drywall, smells (unless it is a sign of mold), cracked windows, missing or damaged screens, no GCFI, flooring, broken handles, damaged cabinets, interior doors on exterior entrances (I see this a lot), bowls under sinks to catch leaks, general run-down-unlovedness.

Through various court battles and decisions, Jerry established the principle that due-on-sale clauses were an unreasonable restraint on alienation of property and therefore unenforceable, thereby enabling many sellers of homes to retain their homes and sell them, rather than lose them to lenders in foreclosure. 

Half the battle in this business is overcoming adversity.

We see the Car there everyday and night and the new person brought me last months rent.On top of that we are now smelling Cigarette smoke through the walls since they ”moved in.”What should I do?

I've been battling with my HOA for over a year now about leaks from my roof (April of last year).

If the units are reasonably clean and in good condition and there aren't piles of stuff/junk everywhere and the place doesn't smell like mold, weed or cigarettes its a good sign.  

Where the developer may have an issue is that he may have an uphill battle to prove after the fact that he purchased the land with the intent of holding for productive use. 

Find a Layer to fire the first Salvo but be prepared for an all out Battle.

Pretend it's an open house and have the smell of freshly baked cookies mask the not-so-pleasant aromas. 

The property has been on the market for ~15 months, it's listed too high, but I will fight that battle once I feel secure that I can finance the purchase.
