If the tenant fails to complete the job, or does it poorly, you'll have to hire someone to finish/fix it and you'll be out the rent money. 

You don't say where you are, but for much of the country, larger sheetrock jobs run between $.80-1.10 per square foot of wall space -- that's labor and materials for hanging and finishing (ready for paint).

Certain trades I wouldn't skimp on, like electrician, plumbers, etc, but sometimes you can get away with bringing them in to do the finish only, or you can pay a licensed trade or GC to come and inspect the work prior to closing up walls, etc.

There are suppliers in China who can supply pre-cut SIPs and they say they can source other exterior and interior finishes (except electricals and plumbing) from other suppliers and ship it.

Here's a few thoughts- On the math side you know you will take a 35% hit if you sell but how upside down will you be if you spend the money to finish the rehab?  

I'm BRRRR 3 of the 4 properties so I was thinking on pulling that money back out to finish the work.

Also, how will you feel if a tenant destroys the high-end finishes of your existing home?

I just finished up with a DSCR loan.

My current situation: I found a buyer ready and willing to put down deposit before the rehab is even finished.
