Curious to hear any creative approaches that have worked in today's market.ARV and future value are speculative so when I am looking at property I am looking at it for longer term - does it fit within my strategy based on conservative estimates.

Columbus in particular has been a strong market for both approaches, with solid fundamentals for long-term appreciation and cash flow.

This brings me to now, I've taken this approach and have used my own money in lending, but am also bringing in friends and family to take part in these transactions so they can earn way better returns than with CD's.

good luck with it in those markets like Akron were existing inventory can be bought for less than replacement cost it does create some challenges so I think one really needs to pick locations carefully and probably by school district as well.
