It's been 2.5 years since I purchased my first property and now that everything in my personal life has slowed down I'm back on the horse and ready to find my next investment.

I own a duplex with my husband and have been self managing the rentals (one is MTR and one is LTR) under my LLC.

My guess: unlikely.

To maximize my cashflow and gain landlording experience, I’d do STR and MTR in the other units, as well as the other bedrooms in my unit.

I purchased the building for $430,000, other investors reached out telling me I overpaid, but didn't realize my building rent roll once occupied would be $7,300 instead of the  $5,200 they underwrote sitting behind their computer screen.

This is my first investment, and I've learned a lot from this experience so far, and I'm ready to keep moving forward with new projects.I am interested in investing locally in Denton County and the surrounding counties.

It has been my life's mission to build my own duplex, house hack it & use it to catalyze the BRRR cycle.As I get closer to breaking ground on the project, I'm still not 100% confident in it's feasibility due to the costs of land & construction considering it is mandatory to secure an appraisal 20% above build & land cost.
