Hi, who all do you recommend for vacation lender home loans? 

I've asked my errand runner to post the notice to vacate already on her front door unit.

We have been in the vacation rental space for 8 years with a 5 star rating in 3 states.

At the price of a nice vacation home here I could invest in many other highly profitable places.

I do vacation rentals in Florida, so I have gone with a pale blue-green-gray color called Sea Salt by Sherwin Williams- it's fairly neutral but quite calming.

In Florida, there is no statutory provision governing non-renewal notice except for when the landlord requires the tenant to give notice of intent to vacate, in which case, the landlord has a reciprocal duty.

In Florida, I would be advising my client to deliver a notice to terminate the tenant with the biting dog based on a non-curable violation and to evict that tenant if they don't vacate in time.

My girlfriend and I are interested in buying into the upper Michigan STR markets (Traverse City, Charlevoix, Petoskey, Bay Harbor, etc), hoping we can take advantage of the hot vacation rental market up there in the summers and the popular ski slopes for the winters. 

AND try to find a market where you do not have to compete as much with 2nd home demand - a place where people go to vacation but is not top of mind for a rich guy's vacation home destination (ski town, lake house, etc.).If you are asking for the secret market that returns 20% cash on cash without any renovation or difficulty, that doesn't exist.

A totally managed vacation rental - think ski condo in a central managed destination.
