For investors utilizing the STR strategy, what is your "gut feeling" for what the upcoming investment landscape will look like in 2025?

Beyond removing the developable parcel from existing loan expect whomever finances the construction to want zoning, building permitting and utility connection approvals before the loan is originated (some will accept just zoning).

I'm wondering if any veteran on BiggerPockets has ever utilized their VA loan to secure any multifamily property ( specifically here in Los Angeles County), i'm familiar with the process but just wondering if anyone has ever done it.

For example, I could get $1,500 as an LTR without paying utilities.

Wow possibly dream come true.im cash poor also but I own over  100 vacant lots ,free and clear , utilities are already in place  I'm not in Utah  I am steubenville Ohio

. - The first and largest reason in volume for utilizing an agent is the simple obvious which is most people can-not navigate the process.

I am not a lender but I work with a lot of buyers who utilize second home loans and I am 99% sure you cannot buy multiple second home's in the same market. 

So my wife and PM deal with monthly utilities collections from all tenants and make necesary payments to Utilities Company.

There should be questions about the rent amount, due date, lease expiration, security deposit, who pays utilities, and who owns the appliances, at least.
