They okayed the repairs and when I got there after settlement I found them okay except that they only did some touch up of the insulation.  

For my rentals, I take care of maintenance and unit turnover between tenants (cleaning, repairs/patches, paint touchups, etc).

If it's more than touchup paint, yes.

Andy,It needs 1 new furnace, 1 hot water tank, and some minor cosmetic touchups but these could be done at the end of one of the leases.

Wait until your first unit turnover with a full-repaint because you need more than a touch-up!

It's just under 20 boards total plus some various touch up and small patches.

If you do what I suggested above, the only expense is the rope or cable, the time will be a few minutes, you'll have more time in painting touch up or finishing the woodwork after taking it apart.

Be sure to give the guy some of the wall paint so he can touch up.
