We tend to have a higher percent of problems with teenagers when their parents are trashy and their teenagers run amuck bringing trashy friends to the rental units doing their drugs and trashing the property.

Hi guys,So I have a tenant that has been renting for only 4 months now, She is a single mom with 2 teenagers and 1 dog in the hours.For the 1st 2 months, she paid her rent on the 1st of both months (Ontime), in the 3rd month she was delayed and paid on the 3rd (2 days late).

Hi JulieWe start showing as soon as the tenant gives notice.It has been a challenge sometimes, I remember setting up showings at a house where the tenant was away for the weekend.Just her teenage kids were home.The first showing was embarrassing, but I managed to do a garbage bag / throw stuff in the cupboards (including dirty dishes)The next tenants took the place, but I made a deal with them to have our painter / handyman come in to do a bit of painting, after they moved in.It is not always ideal, some of the hustle between tenants, but I find if you communicate well, set expectations and do what you say you are going to do, you can avoid any loss in revenue.That being said, sometimes you have to shut a unit down between tenants to do a full on scrub down.To clean properly it really takes a lot of time.Mike

Suffice to say that when my family and I moved to Newton in September of 2013 our biggest issue was finding a landlord that would agree to even consider renting to a family that has two dogs, a cat and a very large bird not to mention two teenagers!
