If the purpose of hiring a property management company is to hand off all work/responsibility/decision making to them without any kind of supervision, especially tenant criteria or repair budget, you will soon lose control of your income and expense, like we did.Since this is your first property, you may want to try managing it yourself, and gain as much knowledge as possible by doing it yourself.

Integrity and organization/competence, integrity because it's a societal norm to believe the locks have been changed, and competence because having a simple system ie key box is something any middle schooler should be able to do in a half hour with moderate supervision.

Yours would be raising funds also and construction/building supervision.  

The good ones have been snapped up, and the bad ones who need regular supervision to do semi-reliable work are all that's left.

I have no problem with a mob of girls going to someone else's house to jump on a trampoline with no supervision, all six of them at once.

Make sure the yard is fenced, gate is locked and warning signs are posted by the pool (no diving, under 18 requires adult supervision, etc.)

Anything less IMO is just dangerous and should not work without supervision.

I plan to provide everything in the house along with meals with on site supervision for any assistance.

We learned to take greater care in how we screen, hire , incentivise and supervise contractors.

OR having the tenant supervise the contractos.
