They're looking to rent @ first and then likely BUY something in Avondale, Riverside, Ortega, maybe Springfield, or elsewhere. 

Lenders for Boston won't necessarily lend in Springfield or far western MA, for example.You'll need money for the downpayment, funds to start the rehab (later to be reimbursed in a draw schedule), and cash reserves in case you go over budget. 

Is their anyone in the Springfield, Ohio or nearby areas who have any connections or ideas to help with my problem ?

All in Hartford County, CT or Springfield MA Most of the stuff on the mls is around 1.2/1.3 with the occasional 1.5 or 1.6%. 

I have a soft spot for the island as I had a lot of good times there, it has the best bars/clubs by far (don't know if they're still there, but we had Ocean Drive, Springfield Inn, La Costa, Shenanigans, Steak Out - I played some of these places!)
