Our property was in Michigan and had sub-freezing and occasionally sub-zero temperatures, so 60 degrees is a nice spring day.FWIW, wind chill is how cold it feels to a human.

@Liran AferganWe do medium-term rentals in our own rentals in Colorado Springs and Denver (and work with a lot of investors doing mid-term rentals), and the rental rates are more like 1.3-1.5x that of long-term rents.

If you're at a loss and paying off the shortage still puts you at a loss I think your best bet is selling, or seeing how you can get more income from current rents by making it mid term/seasonal or an air bnb.

Spring is the time of year where the highest volume of properties go under contract... if it were me I'd factor that heavily into my decision
