If you are a bookkeeping client, I will have either prepared your books myself or checked over your work at quarterly intervals throughout the year at a rate of $25/hour so that in February, I already know your books are pristine and I can proceed with analysis, data entry, review and offering opinions for future tax savings (assuming we didn't do a tax forecast in the fall like we should have).

If you can individually isolate the water supply to each unit and each fixture within each unit, you should soon be able to eliminate/identify subject plumbing branches.Last year we had the water bill at a property triple during one quarter.

@Aaron Litzenberg Winter weather is definitley an issue, but you can also play it to your advanatage: sellers tend to get a little bit more motivated once Thanks Giving comes into sight and some banks seem to be willing to get bad assets of the books before they close the quarter and the year.

If you have less than that, then in my opinion you're better off getting a night job for a few months to make those savings because you'll be paying investors way too much of your profits to get in the game.I do keep hearing on this site about $30k houses; if you happen to be in one of those markets you probably just need a roll of quarters to get involved, but I personally have no experience there and have never heard of anyone retiring on those types of properties.

You're not in the French Quarter, so you may not be able to be quite as uninhibited, but you'll see how a bit of bold color can a tremendous amount of personality and character to a tiny house.Let me know if you need any more suggestions.
