This issue was discuss with all the tenants at legnth and they were happy to make this sacrifice for a week to have the benefit of a brand new entryway/bathroom and on floor laundry.

. :)You'll to look at the period of time claimed stabilized cap rate, as to the current period.Frankly, you can ignore this as the investor's cap rate buying will be different than the seller's, it's nothing but marketing eye wash.

I have a duplex and one side has a pretty bad odor.I washed all the walls and doors with pine sol then did it again and it does smell better but the smell seems to still be lingering.I at first thought that the smell was from smoking marijuana the tenants were avid users of the miracle plant. add to that they smoked cigarettes.

Here are the logistics of the property. 4plex3 2bed 1 bath - $4751 1bed 1 bath - $400Coin Laundry - $75Monthly Gross = $1900(one unit currently empty, two tenants long term older people)Expenses (that they gave me) Insurance = $1891 (2013)Prop Tax = $1684 (2013)Snow/Lawn= $1220 (2012/13)Garbage = $700 (2012)Utilities = $1550 (2012)Heat = $2000 (2012)Total Expenses = $9045 ($753.75/monthly)Cost $125,000.Needs new siding (not going to repaint it), and paint windows.
