IMO you should still account for property mgt costs in your calculations, since that is a typical cost of doing business, and if you choose to pay yourself to do that, that's fine, but it is still an operating cost.You don't buy a business without taking into account the labor cost to run that business.

Good deals are scarce, labor and materials are expensive, competition is high.

lots of options depending on your goals. i focus primarily in knoxville with long term holds and a few flips. my long term holds are focused in 37921 and 37912 zip codes and focus on long term tenants and student rentals. oak ridge has a great upside for long term renting as well as mid term with the lab and all the contract labor that goes in and out of there. happy to pass out some references if needed. 

(BUT - you need to verify the GC is actually compliant with that contract requirements and didn't hire some Joe Bob day labor guys).

Mix in higher labor costs (contractors are expensive) and higher rates and investors end up with money trapped in the deal.
