Now that I've graduated with a good job lined up I'm finally ready to take the first steps in beginning a new journey in buy and hold real estate.I'm currently living in the Tualatin/Tigard area and working as a mechanical engineer for a large semiconductor firm.

However, this home is in Berkeley and I am concerned about destroying historical elements and potential added structural engineering costs that could make the house attractive to a buyer in future years, along with the opportunity cost of construction now versus getting rental income from the house in the next few months. 

Additionally, the lot is splittable into 2, 3, OR a "cottage court", which allow up to 8 buildings on the property (this is all confirmed with the city and I consulted with a friend of mine who is an engineer and has drawn up several of these cottage courts and says its feasible). 

I also work full time as an Engineer and all-in-all I do enjoy it.

A GC that works on the job, manages subs, gets permits, works with engineers, designers, etc. will have substantially more time into the project than the rest of you combined, easily. 

E.g. my background is in finance and my partners have backgrounds in marketing and engineering.
