Your state has a voluntary cleanup program. if you find exceedances in the soil gas, you should ask your lawyer about enrolling in the state program. this way, you can show your future residents that your cleanup got the blessing of the state.

It's doubtful you could get enough for another home purchase.If being in a good school district is your short-term goal, you should have until August, but that would still put you at 10 months, not long enough to sell, so you might consider seeing if a target school district has an open enrollment or lottery system for students outside the district.My wife and I looked into a similar system for District 66 here in Omaha a year ago when we were moving and converting our former primary into a rental.

College rentals can bring in some good income, the College I have property at has declined in enrollment, so the students are not there like they used to, most of my student rentals are now regular rentals, Covid also did not help, hopefully it will pick up.

I do have the ability to defer my enrollment for a semester and I can return to school after that time with my scholarship still intact if need be, but any time longer than that would be considered dropping out.Thank you for any advice you may be able to provide.

You may find that you will have to register each individual cell in MD.You may need to file both tax returns and you will have to pay annual feels to both.You definitely need someone qualified, does not have to be a CPA, could be an Enrolled Agent or an attorney.
