I did one way back in the middle 80s in palo alto unbelievable concept but company went broke 3/4 through and I had to finish it.. the componants  windows doors appliances were all imported from Germany the guy who owned the factory Hans  cant remember his last name was from there.

Yes, holding costs includes misc for both acquisition and listing (& marketing) costs + staging + 5% realtor fees just to play it safe.Yes,  budget is definitely super skinny... but we are getting labor done at her costs... plus my partner has factory direct sources for finishings from overseas (kitchen cabinets/fixtures/flooring/etc...) to hopefully reduce costs...
