Newer isn't always better, and this picture sums it up pretty well. 

Digital cameras make it easy to take hundreds of photos during each inspection.They sure do but you would be surprised at the amount of inspections I see that don’t have any pictures or any fully filled out move in/ move out.  

Architects and builders in the area are quoting 2000 per square foot, but I am seeing new construction builds in Martis camp selling for 4 million for 4000 square feet, just wondering why I am being quoted double what other builds are being sold for.

I have to visit so many different sources to gather the full picture of the property, then manually input the data into calculators, Excel models, or other tools to calculate cashflow potential.

There is no origination listed, which is odd for a DSCR loan...I would double-check that that's not something they'll sneak in there later.

The inspection is a 5-10 minute walkthrough by a vendor who will take pictures of every room and identify any issues for you to address.If there are issues, you typically have a week or two to get them fixed without there being an impact to you.

It can look good, but the average home is hard to make it look good in pictures and you need a much higher production effort.

So, I know this is getting a bit off topic, but regardless of basis per unit, I simply don't see a property with $37k NOI today nearly doubling NOI when the incomes are that low for the area.  

. - if the city water pressure is low in your area you might need a fire pump which could double the cost of your sprinkler system.

It's an easy search and easy to set up.Since this is not automatic, doesn't it still leave open the possibility of a double booking?
