I'm a huge fan of networking, BP, and comradery so I thought I might be able to help someone by posting my journey thus far. 

Editing to add we are a little more worried than usual (we would probably just run fans and a humidifier and clean up ourselves) but our forced hot air system comes from this basement and we have a newborn baby so really don’t want to be having mold coming through our air vents! 

I'm not a big fan of most "silent partner" arrangements.

As an avid fan of history, that would be a blast!

I'm a fan of Home Depots LVP, it's called LifeProof. 7mm thick, floating, and waterproof.

Over time of building a relationship with them, you'll hear the good, bad and ugly.I don't think it's smart to jump into any major commitment without a reasonably long period of relationship building and regular contact.I'm not a fan of those large national turn-key property providers marketing everywhere.

(Wiring in the ceiling needs fixed as I have installed a new fan but that is the extent of my electrical skills)Any suggestions or comments would be greatly appreciated.

Personally, I'm a fan of the land contract b/c title and deed are held in escrow by title company until all installment payments have been paid per the executed contract.
