I just want to make sure the information sounds legit before I even attempt to move forward with anything given I can only go off of the pictures provided on the listing, which could possibly have been taken from somewhere else?

After a failed attempt of selling in 2015, I spent two years upgrading the property to a point to make it desirable.

We're considering listing the space on Loopnet (a costly upgrade from Costar which is free, for those that are familiar) for 3 months to attempt to lease it up ourselves before we list with a commercial broker.

It seems like the highest they've been in recent memory is 8.5-9% back in early 2000s, generally have been floating in the 7's, and in super hot markets have gotten into the 5's.If I'm attempting to forecast my apartment building's value at sale in few years (3/5/10yrs), can I be reasonably confident that the cap rate will remain within +/- 1.0% in my local area?

@Peter Grange I did attempt to use my VA home loan for my first purchase but ended up missing out because my house has a deed restriction and VA home loan will not qualify a home with any deed restrictions.  

After three attempts I'm wondering if this is SOP in TX.Does anyone have any tips that will save time and money when buying property in TX? 

I still have to take my real estate exam (first attempt was a 72%) but I want to work with investors too and read the post I think it was called the ultimate realtor guide to working with investors.

I am going by the advice of the Long Distance Real Estate Investing book and will attempt to get a contractor that lets me purchase all the materials.
