There is a similar duo in my market that I've gotten to work alongside a few times and the arrangement I see with them is that the GC does everything at cost and the partners share the profits (50/50 for them, but whatever makes sense for you guys consider risk exposure and buy-in).A word of caution . . . as I'm sure you know trim carpentry (and any subcontracting trade) IS NOT general contracting and effective labor management.

For me, I had several cracks in my concrete foundation and the sidewalk running alongside the house was several inches above the foundation, so water was pouring in through the brick and over the top of the foundation.One company suggested running tarp (there's a fancier term) along the inside of the problem walls, then drainage tiles to a sump pump.

This is a tough proposition in a world with such skewed statistics (96% of business tends to be done by 4% of agents, i.e. we have countless fluff in the industry).BP seems to be a good source of both -- connect with some agents or PMs in the market(s) you want to invest in and find the people with the skill and integrity you want, then start getting some momentum in investing alongside them!
