Appliances included in the rental of the premises, as notedin the rental agreement, such as a refrigerator, range, dishwasher, clothes washeror clothes dryer, belong to Landlord. 

While it may be profitable- I would be careful for women of the night to rent them out, unless you would be ok with that (note not correlating truckers to women of the night but if you have something right off highway it probably be a good use for them)

I am on the left side of there home, the women (Caucasian also about 70) on the right came to me and the neighbor across the street asking us to join her in her noise complaint.

That is the poor man or women way of thinking.  

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

Love seeing other women being successful in real estate and business 

Despite the tenants noting they were going to clean the carpets and clear everything out they left by not even vacuuming the carpets, definitely didn't clean the carpets, left the fridge/freezer full, kids clothing and toys all over the place, and their bed and bed frame (king) still in the room since the screws were stripped and they couldn't take it apart. 

BTW one of my tenants is Mexican lady and this morning she said she’s definitely familiar with the specific style of clothing they wear, the cars they drive and their tats..I believe “cholo” was the term she used, or Mexican gangster when she was describing them to me.

Remove your personal things like clothes, jewelry, toiletries, photographs, medications and such. 

You might want to check with the local rehab community and find out if there is a need in your area for such housing, for men, women or there's possibly a niche of women with children.
