Maybe a checklist, how you or other professionals do it, youtube videos on how to run comps, or anything that can help me get better at running comps?

This is a serious issue that is unfolding, a huge number of syndication investors are in the process of losing hundreds of millions of dollars.As for the gurus, watch some of their videos from the last five years or so.

You MUST have video, that's a must, video tour, so they can tour it right then and there.     

It was really surprising how little attention they paid, especially when we had clear evidence of neglect with videos and photos.

I second KBKG - fairly easy to use their software to generate CS reports once you watch their tutorial video.

Many include videos teaching you how to use them.
