not sure in your state but here, around $2500 + if there's a village transfer fee (a "welcome to my town" BS tax) which is a % of your purchase price.

You really gotta know what your doing especially your rehab costs/village ordinances/holding costs (including how long to hold it before you find a renter)/refi costs; closing costs & what it may appraise for (a real estate agent can help you with this).It's a big man's (& woman's) game but you can do it with a ton of education; stick on to here; they will help you more than the book.

a transfer tax should actually be called "the village wants your $ so they can continue to fund their employees' pension & waste $ on useless programs" stamp.

The village code requires wired alarms for each bedroom (this rental has four) & will need 2 combo (C02/smoke) in the halls.I've called a couple electricians.

Our realtor, our contractor, our attorney, our electrician, plumber, insurance rep, friends that live near the rentals, the landscape guy...you'll need a village of help once you move beyond one or two properties.
