What about something in a Cleveland suburb with 25 units that rents for $600/mo per unit, built in the mid 90s, well maintaned, with free wi-fi, good (but uncovered) parking, in-unit laundry?

I am not sure if I would plan on the bank being so nice as to just write off that portion of the balance.

In the event the title search due to human error overlooks or does not uncover an existing problem the title insurance will give you some additional protection.

Line up a Title Company that you feel you will continue to work with and have them do a preliminary search to uncover any liens, judgements or encumberances.

@Zack KepesThe biggest challenges are the unexpected things you uncover when you open up a wall; illegal or dangerous wiring, plumbing, framing, mold etc.  

For the longest time while being active duty military I kept my identity as a real estate investor somewhat a secret and didn't feel like it was appropriate to talk about in the military work environment, or post things on my social media channels, but over the last few years my mindset has changed and I have opened up and have started to uncover that secret identity and I have found that it has opened up so many doors and has also helped so many others open doors.
