Do post licensing training / study your contracts, get familiar with all the tools you will be using once you start getting clients.Don't put too much pressure on yourself, choose a few things to do, try them and then tweak with experience.

@Dean Letfus  your advice on LLC's needs a little tweaking...

What has been working for you and what needed tweaking?

We have done quite a few projects on WordPress and our IDX of choice is Diverse Solutions IDX: $99 setup plus $29/mo.The best part about it is that it works with the majority of WordPress themes out there so you can really plug/play it with your design and then just tweak the CSS if needed.  

Some minor tweaking may be all you need to create a great wholesaling/rehabbing business. .A lot of people will tell you that you cant find deals from the mls and wholesale them to other rehabbers.

It may be tweaked slightly based on the property - they may need a bigger percentage on a thinner deal. 

The only things I asked to tweak on the lease was suggested from my leasing agent and then approved by my attorney which were special to the property.

Although there have been relatively few tweaks in the statute and more importantly case law within statute enforcement, these tweaks can make a huge change in outcome for the tax payer.  

They're tall skinny units, but with some tweaks to the floor plans the layouts aren't bad - parking under; kitchen, 1/2 bath and open living area on the first floor; two beds and a bath on the second floor; master bed and bath on the third floor.  1,400 - 1,500 sf of living area.

It just sounds like if you can’t do a dp + are counting on a HELOC you might get over extended, but also it wouldn’t take much to tweak this and be set up soon.
